Welcome home: A guide to living in KMC Military Family Housing
Living in Military Family Housing comes with a wonderful sense of community! Following a few simple guidelines keeps our neighborhoods safe, comfortable, and well-maintained.
Caring for Your Home
Masonry Walls: German homes feature solid masonry walls. Use proper masonry anchors when hanging decorations and never drill or place fasteners in line with electrical outlets.
Mold Prevention: Homes are built airtight. Open windows fully twice daily for 20 minutes to circulate fresh air. Avoid leaving windows tilted open in winter, as continuous cold air chills surrounding masonry and fosters mold growth.
Keeping Your Surroundings Beautiful
Townhouse residents maintain grounds within 50 yards of their unit—including mowing, edging, weeding, sweeping, and keeping shrubs trimmed under 6 feet tall. Please note that in-ground gardens, flowerbeds, and digging up lawn areas are strictly prohibited. All flowers, herbs, and plants must be grown in containers or raised pots. This ensures the grounds remain uniform and allows the lawn to be easily restored to its original condition when residents move out.
Parking Guidelines
Townhouse residents must use their garage and driveway for parking. Stairwell residents receive one (1) assigned space, with additional vehicles parked in designated unassigned areas. Non-operational vehicles must be stored properly or taken to the vehicle recycling center.
Essential Services & Utilities
Internet Modems: Pre-installed TKS modems must remain in the unit when moving out.
Waste Disposal: Follow local recycling rules. Take large, bulk, or hazardous items to recycling centers on Pulaski Barracks or Ramstein Air Base.
Pet-Friendly Living
You may house up to three (3) pets with a 150-pound combined weight limit (unless otherwise approved). Restricted dog breeds are prohibited. Always keep pets leashed outdoors and clean up after them immediately. Report any pet-related incidents or bites right away to 86 SFS (DSN 480-2050/COM 06371-47-2050) or 569 USFPS (DSN 489-6060/COM 0631-536-6060).
Fire Safety & Household Tips
Do not leave cooking or candles unattended. Keep all flammables clear of stoves. Ensure smoke detectors are unobstructed. Housing staff or contractors may enter in during emergencies or within 24 hours for official inspections.
Restrictions
Smoking: Prohibited in all units, including balconies, stairwells, and hallways.
Exterior Items: Satellite dishes, large pools, external storage sheds, and unapproved displays are prohibited. Townhouse residents may display one (1) properly mounted U.S. flag.
Quiet Hours
Observe quiet hours from 2200–0600 (10 PM – 6 AM), 1300–1500 (1 PM – 3 PM) Monday through Saturday, and all day Sundays and German holidays. Keep lawn equipment, music, and pet noise minimal. Report persistent disturbances to 86 SFS or 569 USFPS.
Extended Absences (TDY/Vacation)
If your home will be unoccupied for more than seven (7) days, plan for security, ventilation, lawn care, and snow removal. Notify the KMC Housing Office in writing, and if you live in a stairwell, inform your Building Leader with your caretaker’s contact details.
Operating a Home Business
Commercial activities require prior guidance and written approval from the KMC Housing Office and necessary licenses.
Financial Responsibility & Renter’s Insurance
Residents are financially responsible for damage due to negligence. Carrying renter’s, personal liability, and pet liability insurance is strongly recommended to prevent costly claims.

For repairs call Family Housing Maintenance at 06371-463-9510. Self-Help stores also offer approved supplies to help keep your home in good condition!
